We are a Canadian-based development company currently building a premier resort in the Dominican Republic. We are seeking a highly experienced, full-time Senior Principal Architect to serve as the lead architectural authority for this project.
Because this role bridges our Canadian headquarters with the Dominican Republic build site, it requires a very specific set of legal, linguistic, and professional qualifications. Please read the mandatory requirements carefully before applying.
MANDATORY QUALIFICATIONS
Applicants who do not meet ALL of the following criteria will not be considered.
- Dominican Republic Licensure: You must be a currently licensed Architect in the Dominican Republic, actively registered with the Colegio Dominicano de Ingenieros, Arquitectos y Agrimensores (CODIA).
- Extensive Resort Experience: A minimum of 5+ years of proven, high-level experience specifically in Resort Design and Hospitality architecture.
- Canadian Work Authorization: You must be legally authorized to work in Canada (e.g., Canadian Citizen, Permanent Resident, or hold a valid Open Work Permit).
- Language Fluency: Absolute fluency in Spanish (native or bilingual proficiency for dealing with local DR contractors/authorities).
Key Responsibilities
As the Lead Architect bridging our Canadian operations and the DR site, your primary duties will include:
Project Leadership & Design
- Act as the lead architectural visionary and project manager for the DR resort development.
- Draft, oversee, and finalize all comprehensive architectural drawings, ensuring they meet both the project's aesthetic vision and local DR building codes.
- Ensure all designs are optimized for the Caribbean climate, local materials, and sustainable resort practices.
Coordination & Collaboration
- Serve as the primary liaison with the Dominican General Contractor (GC), conducting regular meetings to keep all plans updated, troubleshoot site issues, and ensure strict adherence to the architectural vision.
- Coordinate extensively with structural, civil, and MEP engineers to seamlessly integrate all technical drawings into the master architectural plan.
- Work hand-in-hand with the Interior Design team to ensure a cohesive flow between the exterior architecture and interior aesthetics.
- Navigate local DR permitting, zoning, and regulatory requirements through your established CODIA credentials.
Project Management
- Maintain meticulous records of plan revisions, ensuring the GC and Canadian corporate team are always working from the most current document sets.
- Provide regular progress reports, risk assessments, and timeline updates to the Canadian executive team.
Preferred Skills
- Advanced proficiency in industry-standard architectural software (e.g., AutoCAD, Revit, SketchUp, Lumion).
- Strong established network within the Dominican Republic construction and engineering sectors.

✅ Regulatory & Certification Requirements
- You must be a currently licensed Architect in the Dominican Republic, actively registered with the Colegio Dominicano de Ingenieros, Arquitectos y Agrimensores (CODIA).
- Completion of a three-year internship under the supervision of a registered architect is required.
- Completion of the architect registration examination is required.
- Registration with a provincial regulatory body is required in all provinces
